Accessible Bathroom Remodeling

Building accessibility in during a remodel costs a fraction of retrofitting it later. Blocking behind a wall is nearly free while the wall is open and a demolition job afterward.

Most people call about this for one of two reasons. Either something has changed (a parent moving in, a knee replacement, a fall) or they are remodeling anyway and are thinking sensibly about the next twenty years in the house.

The second group has the advantage, because nearly everything here is cheap to build in and expensive to add later.

Blocking: the thing to do even if you do nothing else

If you take one point from this page, take this one. During any bathroom remodel, while the walls are open to the studs, put solid wood blocking behind the tile at grab bar heights, horizontally along the shower walls, beside the toilet, and at the tub if there is one.

It costs almost nothing. It is completely invisible once the wall is closed. And it means that in five or fifteen years, a grab bar can be mounted anywhere along that wall in twenty minutes instead of requiring the tile to come off.

We do this by default on full remodels. Most contractors do not, because nobody asked.

The shower

The step over a tub wall is where bathroom falls happen: a high barrier, a wet surface, and nothing secure to hold.

A curbless shower removes it entirely. The floor is continuous, so there is nothing to step over and a wheelchair or walker can roll in. It is the best outcome and it needs the shower floor recessed below the bathroom floor, which usually means getting at the framing from below. Over an open basement that is often achievable.

A low curb of two inches is the common compromise and it is a good one, far easier than a tub wall, much simpler to build, and it still helps contain water. For most clients this is the right answer.

Either way the shower wants to be larger than a standard stall if someone will be seated or assisted. Roughly 60 by 36 inches works for a seated user; a 60-inch alcove from a tub conversion is a good starting footprint. More on the build in walk-in showers.

Seating

A built-in bench, a floating bench or a fold-down seat. Fold-down seats are the space-efficient choice in a small shower and they need solid blocking, since they carry full body weight. A built-in bench is more comfortable and eats floor area.

Controls and the hand shower

Put the valve where it can be reached from outside the shower, so the water can be started and brought to temperature before stepping in. That is a small change that makes a real difference.

A hand shower on a vertical slide bar is close to essential. It lets a seated user wash normally, it lets a caregiver assist, and it makes cleaning the shower far easier for everyone. A thermostatic valve holding a set temperature adds another layer of safety for anyone with reduced sensation or slower reactions.

Grab bars

Placement matters more than quantity. The useful positions are: a horizontal bar on the long shower wall for stability while standing, a vertical bar near the entry for the transition in and out, a bar at the seat, and a bar beside the toilet for sitting and standing.

Mounting has to be into blocking or studs. Toggle anchors exist with ratings and we would not use them for a bar somebody may need to catch their full weight on.

Finish-wise, bars now come matched to standard fixture finishes, and some designs double as a shelf or a towel bar. The institutional look is a choice, not a requirement.

The toilet

Comfort height, at 17 to 19 inches to the seat, is easier to get on and off than a standard 15-inch bowl and it is now the common default. It suits most adults regardless of mobility.

For wheelchair transfer you want clear floor space beside the toilet rather than a vanity crowding it, and grab bars on the wall behind and to the side. A wall-hung toilet allows the height to be set precisely at installation and leaves clear floor beneath, though it needs an in-wall carrier and therefore a wall built out to take it.

The vanity and sink

A wall-mounted sink or vanity with open space beneath allows a seated user to pull up to it. If that is the requirement, the supply and drain pipes underneath need to be insulated or covered, because bare pipes against legs are a burn risk that is easy to overlook.

Lever-handle or single-lever faucets are far easier to operate than knobs for anyone with arthritis or limited grip. Touchless faucets exist and work well for some users.

Counter height for seated use is typically around 34 inches maximum, with the sink shallow enough that the bowl does not eat the knee space.

The doorway

Many older bathrooms in this area have 24- or 28-inch doors, which are too narrow for a walker and much too narrow for a wheelchair. A 32-inch clear opening is the target, which usually means a 36-inch door.

Widening means altering the framing and sometimes relocating a light switch. Where the wall will not allow it, swing-clear or offset hinges recover roughly two inches by swinging the door completely out of the opening: not a full solution, and a genuine improvement for a few hundred dollars.

Reversing a door to swing outward is also worth considering, because a door swinging into a small bathroom can block access if someone falls behind it.

Floors, lighting and details

Slip resistance is the priority on the floor. A textured tile or a smaller format where the grout lines provide grip, rather than a polished surface. Continuous flooring with no threshold at the door removes a trip point and lets a wheelchair roll through.

Lighting should be brighter and more even than a typical bathroom, because contrast sensitivity declines with age. A night light or a motion-activated light at floor level makes the route safe at three in the morning, which is when most of the risk is.

Contrast helps too: a toilet seat or grab bar that contrasts with the wall behind it is easier to locate for anyone with reduced vision. Lever handles on doors, and a shower niche rather than a caddy so nothing is stored at floor level.

Turning space

Full wheelchair maneuverability wants a 60-inch turning circle, or a T-shaped turning space. Most bathrooms in the older housing stock around here simply do not have that, and creating it means annexing space from an adjoining room or closet.

That is worth knowing early. If full wheelchair use is the requirement, the honest conversation may be about a larger project than a bathroom remodel. If the requirement is ambulatory assistance (a walker, a cane, someone unsteady) then most of what is on this page fits in the existing room.

What drives the cost

  • Curbless versus low curb, which is the largest single variable.
  • Door widening and any framing that involves.
  • Blocking, which is a trivial cost during a remodel and a large one afterward.
  • Fixture selection: wall-hung toilets and thermostatic valves cost more.
  • Layout changes to create clearance, especially moving a toilet.
  • Shower size and whether the room can give up space to enlarge it.

What is the single most useful change?

Removing the step into the shower. Getting in and out of a tub over a fourteen-inch wall, on a wet surface, is where bathroom falls happen. A curbless or low-curb walk-in shower removes that, and everything else (the seat, the hand shower, the grab bars) builds on it.

We do not need this yet. Should we do anything now?

Put blocking in the walls. Solid wood backing behind the tile at grab bar heights costs almost nothing while the walls are open, is completely invisible when finished, and means a bar can be mounted anywhere along that wall in ten years without opening anything. It is the highest-return decision in the whole category and most remodels skip it.

Are grab bars ugly?

Not anymore. Current bars come in the same finishes as your other fixtures, and there are designs that double as towel bars or shower shelves. What makes a grab bar look institutional is usually the cheapest white plastic version, not the concept.

Can a grab bar go into tile without blocking?

There are toggle anchors rated for it and we would not rely on them for a bar someone may need to take their full weight on. A grab bar has to be fastened to solid wood backing or to studs. That is the difference between a bar that holds and one that pulls out of the wall at the worst possible moment.

How wide does the door need to be?

Does insurance or Medicare pay for this?

Generally not for construction work, and we are not in a position to advise on coverage. Some New Jersey county and state programs assist older residents with home modifications, and eligibility varies. Your county office on aging is the right place to ask, and it is worth asking before assuming the answer is no.
